BOOKING
When can I book an inspection?
Our calendar is open now. Our first appointment is Monday, June 22, 2026, and we book one inspection per day to start.
How do I book?
Pick a date and time on our Book Now page. You'll get a confirmation email from Jules, and we'll reach out the day before to confirm the address and access details. Prefer to talk? Call us at 843-922-SEEK or email [email protected].
Do I need to pay a deposit?
No deposit, no card on file. You pay at the appointment.
What's your service area?
Anywhere within about a 90-minute drive of Bluffton - Bluffton, Hilton Head, Hardeeville, Beaufort, Okatie, Sun City, Palmetto Bluff, Ridgeland, plus Savannah, Pooler, Richmond Hill, and Walterboro. We don't currently service Charleston; it's outside our drive window for now.
THE PROCESS
What does Cowboy actually inspect?
The living spaces of your home - rooms, walls, closets, bathrooms, kitchens, baseboards, cabinets, mattresses, furniture, and utility areas - plus garages, attached and detached. We focus on the parts of the home where you spend time.
Why don't you inspect crawl spaces or attics?
For Cowboy's safety. Crawl spaces and attics can have insulation, sharp materials, varmints, and extreme heat - not safe ground for a working dog. Those areas are better handled by a human inspector with the right equipment.
What happens during an inspection?
Jules and Cowboy walk the home room by room. The command is 'Seek.' When Cowboy detects mold-related odor, he sits - a calm, passive alert. We mark every alert with blue painter's tape so you can see exactly where he found something.
Do I need to be home? How long does it take?
You don't have to be there, but you're welcome to be. Most homes take 60-90 minutes depending on size and layout. We coordinate access with you the day before.
Do you inspect commercial properties, vacation rentals, or rental homes?
Yes - offices, retail spaces, short-term rentals, and long-term rentals are all in scope. We also work with Realtors, property managers, and landlords. Same rules apply: living/working spaces and garages, no crawl spaces or attics.
THE DOG
How is Cowboy trained?
Cowboy is professionally trained to detect the airborne odor compounds that growing mold releases - what's known as microbial volatile organic compounds, or MVOCs. The first formal U.S. program for mold detection dogs was developed at the Florida Canine Academy, and Cowboy was trained on those same principles: hundreds of hours of scent imprinting, handler pairing, and ongoing reinforcement.
How accurate is canine mold detection?
Dogs can pick up MVOCs at concentrations far below what a person can smell, which is why dogs are used for everything from explosives to medical conditions. We won't claim a specific accuracy number, and no detection method is perfect - a canine inspection isn't a lab test. Cowboy is a fast, non-invasive way to narrow down where odor is coming from.
What does Cowboy do when he finds something?
He sits. That's his alert - quiet, controlled, consistent. No barking, no scratching at walls. Jules marks the spot with blue tape and moves on to the next area.
What does an inspection cost?
Pricing is based on home size, and it's the same whether the home is occupied or vacant. Inspections start at $975 for homes up to 3,000 sq ft. See our Pricing page for the full table.
Do you charge for travel?
Travel is free within 30 miles of Bluffton. Beyond that, we add $2 per mile round trip. No other travel fees.
Can you inspect my car or RV?
Yes. Vehicle inspections (cars, trucks) are free for up to 3 vehicles when booked alongside a home inspection. RVs are $250.
AFTER THE INSPECTION
What do I get when the inspection's done?
Within 24-48 hours, we send you a simple floor-plan sketch showing every place Cowboy alerted. That's the deliverable - a clear, honest map of where Cowboy detected mold-related odor. It's not a lab report.
Will you tell me what kind of mold it is, or how serious it is?
No. Cowboy detects odor - he doesn't identify the species, measure concentration, or grade severity. If you need species ID or spore counts, that's a separate service from an environmental lab or industrial hygienist.
Will you recommend a remediation company?
No, and that's on purpose. We don't have referral relationships and we don't get paid for recommendations. We stay independent so when Cowboy alerts, you know we have no stake in what happens after.
MOLD BASICS
What is mold and how does it get in my home?
Mold is a type of fungus that's part of the natural environment. It reproduces through microscopic spores that float through the air and enter homes through open doors, windows, vents, and HVAC systems, or on clothing, shoes, and pets. Spores only grow when they land on something wet or damp — without moisture, they stay dormant.
How fast can mold grow after water damage?
The EPA and CDC both report that mold can begin growing on damp materials within 24 to 48 hours of water exposure. That's why drying water-damaged areas completely within 48 hours is the single most important step after a leak, spill, or flood.
Can mold affect my health?
It can, and reactions vary widely. The CDC states that exposure may cause "a variety of health effects, or none at all." For people who are sensitive, symptoms may include stuffy nose, sore throat, cough, wheezing, burning eyes, or skin rash. People with asthma, mold allergies, weakened immune systems, or chronic lung disease are at higher risk and may have stronger reactions.
Is "black mold" especially dangerous?
The CDC is direct on this: there's no test that proves an association between Stachybotrys chartarum (commonly called "black mold") and specific health symptoms, and many of the most alarming claims from the 1990s remain unproven. The CDC's guidance: treat all mold the same. If you can see or smell it, address it — the species doesn't change the response.
Do I need to know what species of mold I have?
The CDC says no. "If you see or smell mold, you should remove it. You do not need to know the type of mold." The same response applies regardless of species: find the moisture source, remove the mold, and fix the moisture problem.
Why is the Lowcountry especially prone to mold?
South Carolina sits in a humid subtropical climate, and the coast stays warm and damp most of the year. Both the EPA and CDC recommend keeping indoor humidity below 60% — ideally between 30% and 50% — to discourage mold growth. In the Lowcountry, hitting that target consistently usually means running air conditioning or dehumidification, since outdoor humidity routinely exceeds those levels.
Why use a mold dog instead of air sampling?
They answer different questions. Air or surface sampling tells you what species and how much; a dog tells you where. The CDC notes that testing isn't necessary to act on mold — if it's there, you address it regardless of the type. Cowboy is the fastest, least invasive way to find the where before anything else happens.
