The case for canine detection

Dogs have been used by professionals for decades - explosives, narcotics, search and rescue, medical detection, accelerants, even bedbugs. Mold is another scent problem, and dogs are very good at scent problems.

A trained mold detection dog finds the airborne odor signature that growing mold colonies release into the air - what's known as microbial volatile organic compounds, or MVOCs. It's the same chemistry behind the "musty" smell people associate with mold. The difference is that a trained dog can detect those compounds at concentrations far below what a human nose can pick up.

Why this matters in your home

By the time you can smell mold, it's usually been there for a while - and the worst growth is almost never where you can see it. Mold typically hides behind drywall, inside cabinets, under floors, around plumbing, and in places most inspections don't reach without tearing things open.

A dog can walk through a home and point to where the odor is coming from - before anything is cut, drilled, or torn out. That's the value: knowing where before you make any other decision.

There are good tools for mold inspection - moisture meters, thermal cameras, air sampling kits, surface swabs. Each has a job. But for the first question most homeowners actually have - is there mold in here, and where? - a dog is the fastest, least invasive way to get a useful answer.

Moisture readings tell you where water is, or has been.

Remediation is the actual cleanup, by a different licensed professional.
