Larger homes cost a little more for one simple reason: they take more time, and we don't cut corners. A bigger house gets the same careful, thorough search as a small one — it just takes longer to do it right. We're not here to charge you more for square footage. We're here to make sure nothing gets missed.

2. What happens during the inspection?

Exterior Walkthrough

Before we go inside, we walk the outside of your home — drainage, eave clearance, where the AC enters and exits, and anywhere water meets the house. The closer the eaves are to the structure, the less room rain has to drip away from it. Those details tell us where to pay extra attention once we go in. This step often takes a full hour.

Methodical Search

Cowboy searches room by room, wall by wall, from baseboards and up. The command Cowboy responds to is Seek. We instruct him where to search, and Cowboy works the area — nose to the surface, doing exactly what he was trained to do.

The Passive Alert

When Cowboy detects mold-related odor, he sits. That's his passive alert — no digging, no scratching, no damage to your home. We mark the spot with blue painter's tape. Mold can hide behind a wall, under flooring, or in a ceiling, so the alert points to the area — typically within a few feet — not always the exact pinpoint. Knowing where to look is what matters.

Walk You Through Findings

When the search is complete, we walk you through every marked alert and explain what we found and where — protecting health, preserving property, promoting peace of mind.

Sketch Report

Within 24–48 hours, you'll receive a simple floor-plan sketch showing every alert location. That's the deliverable. We don't identify mold species, quantities, or how long it's been there — that's what labs are for. We don't recommend remediation companies. We seek, alert, and inform.

3. How long does it take?

60–90 Minutes

We value your schedule as much as you do. While a standard sweep is typically completed within 60 to 90 minutes, we always ask clients to set aside two full hours to be safe.

We deeply respect your time, but we also refuse to rush the process. Cowboy works methodically through your home, giving him the necessary space to ensure an uncompromising inspection of every accessible area before we conclude our visit.

4. What Areas ARE Inspected?

5. What areas are NOT inspected?

WE DO NOT INSPECT:

Crawl spaces and attics.

Cowboy is highly trained to detect mold in livable spaces, but his safety is our top priority. Unfinished attics and tight crawl spaces present physical hazards, exposed nails, and extreme temperatures that are unsafe for a working dog.

Additionally, the restricted airflow in these areas can unpredictably alter scent pooling, affecting the precision of the alert. If you suspect issues in these specific zones, we recommend coordinating with a traditional visual inspector or environmental testing service alongside our visit to ensure complete coverage.

6. What happens if Cowboy alerts?

Every alert Cowboy makes gets marked with blue painter's tape, right there in your home, before we leave. You see exactly where he responded.

Step 02

You Get a Report

Within 24–48 hours, a simple floor-plan sketch arrives showing every alert location. That's the record of what Cowboy found — clean, factual, no fluff.

Step 03

No Remediation. No Upsell.

We're a detection company. We don't sell mold remediation, we don't take referral fees, and we don't give recommendations on next steps. What you do with the report is your call.

No alerts? You still get a report. Sometimes a quiet floor plan is the most valuable result of all.
